Last updated: August 12, 2026Co-op maintenance bundles three things a condo owner pays separately: building upkeep (staff, repairs, amenities), a per-share portion of the building’s underlying mortgage (many co-op buildings carry one, unlike most condos), and a per-share portion of the building’s property tax bill. Because the tax and mortgage-interest portions can be deductible, maintenance isn’t a purely apples-to-apples comparison against a condo’s common charges plus separate property taxes — a real comparison has to account for that deductibility.
