Common Charges

The monthly fee a condo owner pays for building upkeep and shared amenities — the condo equivalent of a co-op's maintenance, but without the underlying mortgage or property tax bundled in.

Common charges are the monthly fee condo owners pay toward building staff, insurance, repairs, and shared amenities — doorman, elevator, gym, roof, and so on. Unlike a co-op’s maintenance, common charges do not include a share of an underlying building mortgage (condos generally don’t have one) and do not include property taxes, which condo owners pay separately and directly.

Typical citywide range

Full-service Manhattan buildings often run $1,500-$3,000+/month; boutique buildings in Brooklyn or Queens are often $500-$900/month.
