What these numbers actually cover

Both figures come from broker-defined market zones, not a hand-drawn “Upper West Side” boundary — but in this case the zones line up reasonably well with how most people mean the neighborhood. The rent figure covers Elliman’s “Westside” rental zone across all unit sizes (studio through 3+ bedroom combined, so it’s a blended median, not a like-for-like comparison across unit types). The sale figure is the median resale price for 1-bedroom co-ops and condos combined in Brown Harris Stevens’ “West Side” zone (59th to 110th Street, Central Park to the Hudson River).

Why the two dates differ

The rent figure is from January 2026 and the sale figure from Q2 2026 — different reports, published on different schedules, several months apart. We’re showing you the real gap rather than picking a single invented “as of” date that would imply both numbers came from the same snapshot.
