The sale price is genuinely LIC-specific, from Corcoran’s dedicated Long Island City & Astoria report — notably higher than Astoria’s, consistent with LIC’s newer-construction, higher-rise condo stock. The rent figure is not neighborhood-specific — it comes from Elliman’s broader “Northwest Queens” rental zone, which combines LIC with Astoria, Sunnyside, and Woodside.
