Important: these figures cover a broader zone than “Chelsea”

Unlike some of the other neighborhoods on this site, we could not find a Chelsea-specific median from a stable, dated source. Both figures below come from broker-defined market zones that bundle Chelsea together with neighboring areas:

• The rent figure covers Elliman’s broader “Downtown” rental zone, which spans Hudson Yards, Chelsea, Flatiron, NoMad, and parts of Gramercy and Murray Hill.
• The sale figure covers Brown Harris Stevens’ “Downtown, 34th–14th Street” zone, a similarly wide band.

That means the numbers below tell you something real about this general part of Manhattan, but they will not precisely match “Chelsea” listings you see on a specific site — actual Chelsea prices, especially near the High Line or in newer condo towers, likely run higher than this zone-wide median. We’re publishing the zone figures with this caveat rather than not publishing anything, but treat these as a starting point, not a precise Chelsea number.
